DESCRIPTION

31 The Green is a Grade II Listed property set on the historic Green in Calne. The property offers generously proportioned living spaces arranged over four floors and offers some lovely period features including open fireplaces, high ceilings, cornicing and ceiling roses.

Upon entering the property to the ground floor, a door opens to the generously proportioned sitting room which features a lovely open fireplace, cornicing and a ceiling rose. A bay window to the front fills the room with plenty of natural light. Adjoining is the dining room which is large enough to fit a good-sized dining table and features a fireplace, cornicing and ceiling rose. Beyond is the kitchen/breakfast room which floods with natural light and has doors opening out to the rear garden. To the rear of the property is a useful utility room and shower room. There is potential to develop and extend the kitchen area of the property, subject to the necessary planning permissions.

To the first floor are two very good-sized double bedrooms, with the main bedroom benefitting from built in wardrobes and a bay window to the front. Completing the first floor is the four-piece family bathroom.

To the top floor of the property are two further double bedrooms which both feature lovely, exposed beams which give these rooms a feel of character and warmth. All of the rear rooms have views over the garden and across Calne beyond, including the local Church. A cellar to the lower ground floor completed the accommodation and provides useful storage space or to be used as a wine cellar. The property does require updating internally, but in a perfectly liveable standard and would make for a delightful family home.

OUTSIDE

The rear garden is lovely and private and is fully enclosed by walling with mature shrub, flower and tree borders. The garden is laid to stone paving for easy maintenance but can be seen as a blank canvass for landscaping. Please note that there is no parking with the property, however there is ample on-street parking.

SITUATION

Calne has a village hall, a church, and a sports/leisure centre and provides excellent day-to-day shopping. Bowood House, a short distance away, has an eighteen-hole golf course and a popular child's adventure playground. A few miles to the east is the popular market town of Marlborough, which offers a further variety of shopping, recreational and educational facilities, including a Waitrose. Communications are good, with a railway station at Chippenham c8 miles west linking London Paddington, Bristol and Bath, or the M4 motorway (Jct. 16) is c11 miles to the north, giving access to London Heathrow and Bristol. The area has excellent schools, including St Mary's Calne, Dauntseys and Marlborough College. There are also good primary and secondary schools in Calne.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Their wholesale interest rates can be lower than retail (bank branch) interest rates
  • They offer more loan options because they work with numerous banks and lenders
  • They can finance tricky deals because of their knowledge and various lending partners
  • They are typically easier to get in contact with, and are less bureaucratic.

However advantages of working with your bank are:

  • You may be able to build off an existing relationship (and gain discounts if you have a checking or savings account)
  • You may already know the banker who will handle your mortgage
  • Banks may be more accountable than a smaller shop
  • They may offer lower interest rates in some cases
  • Their ability to add mortgage to existing banking profile and make automatic payments from linked account.

Once you’ve found a property you want to buy, it’s time to make an offer. A bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

If you have a property to sell, why not see how we can help you.

Or if you’re considering letting your property, we can take the stress out of managing your rental, and our award winning lettings team offer a service that can be tailored to your needs.
