LOCATION
Tregoweth Farm is part of the historic Enys Estate, which dates back to the thirteenth century, and is still owned by descendants of the Enys family today. The Estate now extends to around 1,000 acres of farmland and woodland at the core, with some smaller off-lying parcels elsewhere in the county.

Located approximately halfway between the creekside village of Mylor Bridge and the harbour town of Penryn, Tregoweth Farm sits in a picturesque location, within reach of local services and travel routes.

The larger nearby town of Falmouth is approximately 10 minutes drive away (3 miles), while the cathedral city of Truro is approximately 25 minutes (9.5 miles), both providing a wide range of practical and leisure services.

Falmouth and Penryn both sit on the branch-line railway to Truro, joining the mainline to Exeter and London, while national and international flights can be taken from within the county at Newquay Airport.

PROPERTY

At the rear of the farmhouse there is a concrete yard with a compact range of timber and stone built farm buildings. The buildings have been well maintained and recently used for storage and workshop space.

A timber framed former cow kennel building could be adapted to be brought back into use as livestock housing and there is scope for expansion of the yard, including into the former silage pit.

LAND
The land extends in total to approximately 123.37 acres of gently undulating arable, pasture and parkland. Previously the farm has been run as a mixed enterprise of sheep and arable, in a rotation including wheat, barley, cauliflowers and pastures, while in more recent years some of the ground has been put into the winter bird food option (AB9) under Mid Tier Countryside Stewardship.

The main block of around 68 acres surrounds the farmhouse and yard heading north-eastwards to wrap around Bagatelle Plantation (a piece of Estate woodland), a further block of around 20 acres sits the other side of Bagatelle Lane (a private access track over which the tenant will have a right of way), sloping northwards towards the stream. The remainder of the land comprises part of the Estate’s parkland known as Lawn Fields, accessed over Bagatelle Lane or over a second right of way into the south east corner, from field 6212. The right of way routes are marked for identification purposes only in blue on the farm plan.

Lawn Fields extends to approximately 35.59 acres, it is a historic area of pasture, with mature in-field trees, overlooked by the Georgian Manor, Enys House. In recent years this land has been mown for hay, but previously grazed with sheep, the Estate would like to see this land grazed again, and welcome any proposals for collaboration between the tenant and the adjoining Enys Gardens, whether that is interacting with visitors to the Gardens or otherwise.

LETTING
Tregoweth is available as a whole for a predominantly farming enterprise and accordingly will be let on an agreement under the Agricultural Tenancies Act 1995 (Farm Business Tenancy, FBT) due to commence at Michaelmas, 29th September 2024.

Diversification proposals, alongside the principal farming enterprise, will be considered, but the holding is expected to be primarily agricultural.

The Enys Estate is open to a discussion regarding the exact length of term, but Tregoweth Farm is offered on a long term tenancy of up to 15 years, and proposals from prospective tenants are expected to reflect this.

Draft Heads of Terms for the proposed tenancy agreement and a schedule of the last three years’ cropping will be made available with the application pack, to guide proposals from prospective tenants.

ENVIRONMENTAL SCHEMES
Eight field parcels are currently established with a wild bird food mix (option AB9) and option BE3 (management of hedgerows) has been applied to just under 7,000 metres of hedgerow. The incoming tenant will take on the requirements of the existing Mid-Tier Countryside Stewardship Agreement running until 31st December 2027 and accordingly will be entitled to claim the annual payment of £9,523.21 for the 2025, 2026 and 2027 claim years.

PLANNING
The tenant would be responsible for obtaining any relevant planning permission for their own proposals. There are no existing planning permissions in place for any new development or change of use.
